1. HOW TO BOOK IN OUR RESIDENCE?

We have options for you: by presenting yourself directly to our offices, by email or by mail to know our rental terms.

2. WHO CAN STAND SECURITY FOR YOUR ACCOMODATION?

Your parents, your close friends or any other person can stand security if they fulfil our rental terms.

3. ARE THE STUDIOS IN GOOD CONDITION?

Your comfort being at the center of our priorities, our accommodations will be rented only if they reach a general good condition. Our technical team ensures the renovation of the housing at every exit of the tenant.

4. ARE THE APARTMENTS EQUIPPED? WHAT DOES THE EQUIPMENT INCLUDE?

The apartment has a spacious bathroom with a shower or bathtub, a practical kitchenette with a stainless-steel sink, cupboards and a fridge, and finally a bright living room.

6. WHAT DO THE COSTS INCLUDE?

Our rents are provided to you costs included, but without the electricity and without the household refuse tax.

7. ARE THE APARTMENTS APPROVED FOR HOUSING BENEFIT (APL/ALS) ?

Our accommodations are indeed approved for APL or ALS as per residences. The first month’s rent being null and void, the housing benefit will be paid in starting from the second month’s rent (except in case of rental interruption).

8. ARE THEY BOOKING FEES?

Booking fees are indeed practicable. To know more about this, we advise you to get in touch with the relevant commercial service.

9. WHAT IS THE SECURITY DEPOSIT? WHAT IS ITS AMOUNT?

The security deposit is the amount that the tenant has to deposit at the entry in the facilities to guarantee the potential repairs caused by degradations he might commit.
The security deposit is equivalent to a month’s rent.

10. WHAT IS THE PERIOD OF RESTITUTION?

The reimbursement has to take place in a period of two months after the restitution of the apartment’s keys (cf. article 22 loi du 06 juillet 1989). From now on, the period is reduced to one month when the outgoing inventory of fixtures shows no difference with the incoming inventory of fixtures.

11. WHAT ARE THE APPENDICES TAXES TO FORESEE?

As all rental, appendices taxes are to be foreseen, especially:

The housing tax
The housing tax is owed annually in accordance with the local taxes for all living real estate property on January the 1st.

The comprehensive home insurance contract
The tenant must subscribe a public liability insurance for the accommodation towards the lessor. The certificate must be given to the landlord and renewed each year.

The household refuse tax

Electricity contract

Internet contract
An Internet contract has to be provided. We can provide to you, thanks to our trading partner Wifirst, an immediate connexion (paid service).

12. WHAT DOES “TO BE PAID IN ARREARS” MEAN?

The payment in arrears means that the tenant has to pay at the end of the month the rent of the previous expired month.
For instance, on January the 1st the tenant will pay the rent of the month of December.

13. WHAT DOES “TO BE PAID ON DUE DATE” MEANS?

The payment on due date means that the tenant has to pay at the beginning of the month the rent of the month to come.
For instance, on January the 1st the tenant will pay his rent for the 1st to the 31st of January.

14. WHAT IS THE PERIOD OF NOTICE?

The period of notice to put an end to your rental contract is of 1 month.

15. WHAT IS A SCHEDULE OF FIXTURES?

Upon arriving at the residence an incoming schedule of fixtures is to be realised. It will allow to record the housing situation before your installation.
At your departure, an outgoing schedule of fixtures will also be set.
The schedule of fixture must be realised and signed by both parties and their representatives.

16. CAN I RECEIVE FRIENDS?

No restriction is imposed to your accommodation. You can receive your friends as you think best.
